Alarms for Kitchener’s Older Homes
Houses in Victoria Park, King East, Cherry Park and Mount Hope were built long before anyone thought about alarm sensors. They tend to have more ways in than a newer home: a front door, a side or back door, a cellar entrance or low basement windows, sometimes a sunroom or an enclosed porch, and often a detached garage.Covering every entrance, not just the front door
We count every door and ground-level window during the assessment. Basement windows on older foundations are a common weak spot, so they get contacts or a glass-break sensor covering the room. Detached garages can be added as their own zone with wireless sensors.Wireless sensors that leave plaster and trim alone
Original wood trim and plaster walls are worth keeping. In most older homes we use wireless door, window and motion sensors, so there is no fishing wire through lath and plaster. The keypad goes where you’ll actually use it, usually by the door you come in most often, which isn’t always the front.Heritage districts
Victoria Park Area is one of Kitchener’s four heritage conservation districts (with Upper Doon, St. Mary’s and Civic Centre). Alarm sensors are inside the house, so they rarely raise heritage questions. If you want an exterior siren or cameras on a designated house, check the City of Kitchener’s heritage requirements first, and we’ll plan around them.Basement Apartments and Added Units
Since March 2024, the City of Kitchener has allowed up to four units on many residential lots, so plenty of houses now have a basement apartment, a back unit or a converted upper floor. One alarm system can protect the whole house and still give each household its own control.- Partitions: your unit and the tenant’s unit arm and disarm separately, each with its own codes and app access. Neither household can disarm the other’s space.
- Shared spaces: a shared entry, laundry or furnace room can be its own zone, covered when the house is empty.
- Water and temperature sensors: a flood sensor by the sump pit or water heater warns you before a leak reaches the tenant’s floor.
- Privacy: sensors go on doors, windows and shared areas. We don’t put motion sensors inside a tenant’s living space unless they ask for them in their own partition.
Condos and Stacked Towns Along the ION
New condo towers have gone up near Victoria Park station and elsewhere along the ION line, with stacked townhouses in many newer pockets of the city. Condos need a different approach:- Your suite, not the building: we protect your unit with a door contact, a motion sensor and, on ground-floor or podium units with patio doors, glass-break sensors. The building’s fire alarm and fob system belong to the condo corporation, and we don’t touch them.
- No drilling into concrete: wireless sensors and a compact panel keep the install clean, which matters if you rent the unit or plan to sell.
- No landline needed: the panel reports over cellular and/or your internet connection.
- Ask first: some condo corporations have rules on anything mounted outside the suite door. We’ll work within them. If your building also needs a way to screen visitors, see Kitchener video intercom installation.
Newer Homes in Doon South, Huron Park and Williamsburg
In newer subdivisions the attached garage is often the easiest way in, so the door from the garage into the house gets its own contact. Patio doors onto the backyard get a contact and a glass-break sensor, and a main-floor motion sensor covers the open-concept layout. Pet-friendly motion sensors keep the dog from setting it off. The kids and the dog walker each get their own code, and you can see who disarmed and when.Storefronts, Restaurants and Offices
- Downtown King Street and Belmont Village: front and rear door contacts, glass-break sensors behind display windows, and motion in the stockroom and office. Panic or hold-up buttons at the counter where it makes sense; under the WRPS program, those go straight to dispatch.
- Innovation District offices: many downtown offices sit in converted factory buildings shared by several tenants. We alarm your suite and any server or storage room. The base building’s system stays the landlord’s.
- Sportsworld and Fairway Road plazas: rear service doors that face parking lots and loading areas get their own zone and a camera, so a 3am signal at the back door can be checked quickly.
- Opening and closing reports: get an alert if the store or office wasn’t armed by closing time.
Industrial and Flex Units
Kitchener’s industrial areas each have their own kind of building: older plants and yards along Shirley Avenue in north Kitchener, multi-tenant units in the Trillium Industrial Park along Wabanaki Drive, larger buildings in Huron Business Park, and newer units by Homer Watson Boulevard and Bleams Road. A typical system covers:- Contacts on every overhead door and man door, plus roof hatches
- Motion detectors suited to high warehouse ceilings and racking
- A separate zone for the front office, so office staff can work late with the warehouse armed
- Cameras on the dock and yard, so the monitoring centre can confirm what tripped the alarm
Getting Police to Respond to a Kitchener Alarm
Waterloo Regional Police use a Verified Alarm Response Program. Officers are sent automatically for hold-up, duress, panic and mobile tracking alarms. Every other alarm needs verification first, by audio, video, more than one zone going off, or an eyewitness. Police can also charge a fee when they attend a false alarm. That shapes how we lay out a Kitchener system:- Two zones along the likely way in. A back-door contact followed seconds later by the kitchen motion sensor is a multiple-zone activation. A single sensor isn’t.
- Cameras where they help confirm. An indoor or doorway camera lets the monitoring operator see what happened. See security cameras in Kitchener.
- Fewer false alarms. Sensible entry delays, pet-friendly sensors and personal codes keep accidental alarms down, so a real alarm is taken seriously.
- A clear call list. You decide who the monitoring station calls, and in what order.

Alex H., Kitchener
For panic, hold-up and duress alarms, yes, automatically. For a regular intrusion alarm, police first want proof it’s real, such as a second sensor tripping, video, audio or a witness. Our layouts are built to provide that proof within seconds.
Yes. One system can be split into partitions, so you and your tenant each arm your own unit with your own codes. Shared areas can be covered too.
Usually, yes. We protect your suite with wireless sensors and leave the building’s fire alarm and fob system alone. Check your condo corporation’s rules for anything outside the suite door.
Sometimes. During the assessment we check whether the existing sensors are compatible and still reliable, and we tell you what can stay and what should be replaced.
A backup battery takes over and the system stays armed. Systems with cellular communication keep reporting to the monitoring station even if your internet is down.
We offer a 1 Year Labour Warranty On All Services and 1 Year To Lifetime Warranties On Products, depending on the product. Our own team handles any warranty visit.
